Seller’s Checklist

If you are Selling:

  • You will need to supply us with payoff information for all mortgages, including HELOCS which might not have a balance (account number, lenders phone number and your social security number).
  • Receipts for Real Estate taxes paid two weeks prior to closing.
  • As soon as we receive an ok to schedule from the buyers’ lender, we will contact you to schedule a closing time.
  • You will need to bring photo proof of identity for everyone signing documents.  This could be your state drivers license.

If you need to bring money to the closing table, any amount over $1,000 needs to be in the form of certified funds (a certified cashiers check, bank check or bank wire payable to American Title Associates Agency – (we will supply wiring instructions).  American Title Associates Agency will also accept up to $2,000 from a debit card. It must be a pin debit, not credit card. The exact amount you will need to bring to closing may not be available until a few hours prior to closing. American Title Associates Agency will contact you as soon as an exact figure is available.

If you are receiving money and would like to have it deposited or wired to an account, please bring a deposit ticket for said account and check with your lending institution to see if and how much they charge to receive a wire.
