Preliminary & Final Judicial Reports
Foreclosure actions in Ohio must be supported by Judicial Reports per HB 138. Different reports are required throughout the foreclosure process:
Preliminary Judicial Reports
Preliminary reports are those filed at the time of the foreclosure complaint for the use and benefit of the guaranteed party, and the purchaser at the judicial (sheriff) sale. The report must reflect the name of the record owner, a legal description of the land, and a listing of all interests in the property that appear of record.
Updated or Supplemental Reports
These reports are filed at any point during the foreclosure proceedings and update the court on changes made to the property.
Final Judicial Report
The final reports show the final status of the property prior to judgement and the foreclosure sale, Final Judicial Reports are filed with the Plaintiff’s (Creditor's) dispositive motion.
